For buyers and homeowners · Residential lending
Get pre-approved.
Then go shopping.
Know your real number before you fall in love with a house. We look at the whole picture first — income, timing, goals, what comes after this purchase — then put the financing structure in writing. We don’t sell your information, and we’re here when you’re ready.
Advice before an application
A rate is not a plan.
A mortgage is a decision about timing, risk, and what you want your money doing five years from now. The rate is one line of it. We start with the whole picture because the wrong structure at a good rate still costs you.
You will understand the program, the mortgage insurance, the cash to close, and the monthly reality before you sign anything. If a loan does not serve you, we will say so.
Our approach is different from other lenders. We’re here for peace, not pressure, and we’re here to help you shop for the biggest purchase of your life.
How it actually goes
Four steps, no mystery.
- 01
A conversation
Fifteen minutes on the phone. Where you are, what you are buying, when you need to be in it, and anything about your income that does not fit a simple box.
- 02
Documents and credit
You send income, assets, and identification. We pull credit once, with your permission, and verify what the file will actually support.
- 03
Your pre-approval letter
A real letter with a real number, plus a written breakdown of the payment, the cash to close, and the program tradeoffs. This is what your agent submits with an offer.
- 04
Contract to closing
Once you are under contract we coordinate processing, underwriting, appraisal, conditions, and the closing date. You hear from us on a schedule, not when you chase us.
What we will need from you
Four categories, that is all.
Income
Pay stubs, W-2s, and returns where self-employment, commission, or rental income is part of the picture.
Assets
Two months of statements for the accounts funding your down payment, closing costs, and reserves.
Credit
One authorized pull. We review the report with you rather than just reporting a score back.
The property
Address, type, occupancy, and any HOA. Some of this waits until you are under contract.
Loan programs
The right structure for the right move.
Conventional, FHA, VA, USDA, Jumbo, and Non-QM — along with investment property financing and reverse mortgage guidance. Having options only matters if somebody explains the tradeoffs, so that is the conversation we have.
Program availability and terms depend on the borrower, the property, and current investor guidelines.

The application exists for when you are ready. Not as the price of asking a question.
